UNDER CONTRACT – BUYER
LSA - Limited Showing Agreement
A Limited Showing Agreement is required to be submitted to the office the DAY OF the showing. The LSA must be fully executed and you are responsible to provide a copy to the Buyer the DAY OF the showing. The LSA must be signed PRIOR to showing any home.
LSAs are not required if you are showing your own listing.
CONTACT INFORMATION
Seller contact info including phone and email is required.
Seller and Buyer Title Company – company, escrow officer name and contact info.
Buyer Lender – company, loan officer name and contact info.
Buyer Broker Agreement
Buyer Broker MUST be signed BEFORE the REPC. You cannot be paid more than the amount signed on this Agreement.
WIRE FRAUD
Buyer signed Wire Fraud Disclosure.
Buyer Due Diligence Checklist
Buyer signed Due Diligence Checklist.
REPC
Real Estate Purchase Contract + Addenda.
Confirmation of EM
Confirmation of EM Deposit. Use Division form for in-office EM.
Seller Property Condition Disclosures
Residential or Land Property Condition Disclosure Form must be provided by the Seller by the Disclosure Deadline.
Home Inspection/Waiver
Any residential purchase requires a copy of the Home Inspection in office OR a signed Home Inspection Waiver.
HOA Docs
If applicable, the Budget, Minutes and Financials are required to be provided by the Seller by the Seller Disclosure Deadline.
CCRS & PLAT
CCR’s and Plat – typically provided by Title. These documents are required to be provided to the Buyer by the Seller by the Disclosure Deadline.
Title Commitment
Provided by Seller’s Title Company AND the Buyer’s Title Company. The Seller’s Title Commitment is required to be provided to the Buyer by the Seller Disclosure Deadline.
Document Receipt
Buyer’s must initial by all Documents you are responsible to provide a copy of and sign off on the Transaction Document Receipt at the end of the transaction.
FINAL SETTLEMENT STATEMENT
The fully executed Settlement Statement issued by the closing title companies.
